How Its Work

OUR Simplified Process

We take complete charge of your application process based on suitability and risks, help you save time, and will keep you well informed at each step throughout this process. We work very closely with local solicitors and accountants ensuring that all our client needs are paid attention to and are carefully addressed.

Step 1. Financial Needs Review

We will assign a dedicated Mortgage adviser who will understand your goals and objectives and assess your circumstances - a single point of contact who will keep you informed on every step of the way.

At this stage, we will advice you on how much money you can borrow.

Step 2. Free Property Consultation

We can assist you in selecting a right property for you. We can advice you on all important parameters that you should consider while choosing a right property for your needs. We help you understand the pros and cons of any elected property.

Step 3. Product Research and Application

Our experts will research and compare the products from the comprehensive range of lenders across the market and recommend the most suitable product to meet your needs. You will be provided key facts and illustration explaining the product in detail.

Once you select a property, your estate agent will confirm your offer being accepted and provide you a sales memorandum. You should consider purchasing a Home Buyers Protection. Our dedicated case manager will explain you more details on this product as it provides security to your initial expenses. Your estate agent is likely to request you solicitor details at this point. We can refer you to a solicitor for conveyance.

Our Advisers will carry out pre-application checks with the selected lender and ensure that application is submitted after confirming that you meet lenders underwriting criteria. We will liaise with the lender and the surveyor and keep you informed. Survey will be instructed at the earliest availability.

Product Research

Step 4. Mortgage Offer

We will confirm to you once the case has been underwritten and the mortgage is approved. Your lender will arrange a copy of your mortgage offer to be sent to you and your solicitor. Hereafter, your solicitor will play a vital role in reviewing all property documents and will liaise with the vendor’s solicitor.

Step 5. Insurance Advice

It is very important and highly recommended that you insure your mortgage liability to protect your family. We will advise you on suitable income protection and life protection to protect your monthly mortgage payments and protect your full mortgage liability. We can arrange your buildings and contents insurance.

Step 6. Contract Exchange and Completion

Once your solicitor has satisfied lender’s conditions for the offered mortgage terms, you will be requested to pay the initial deposit amount to the solicitor who will then pursue exchange of contract. From this instance, it is your responsibility to protect your home. Completion date is generally scheduled within 7 days from your contract exchange date. You get your home keys on the completion date.

We generally charge a fee upto £1250 for advising and arranging your mortgage. We also get paid a procuration fee from the lender. In exceptional circumstances, the initial fee payable may be more or less than the fees detailed above. If this happens, we will explain the actual amount payable and the reasons why the fee is different. Once agreed, and before providing any services to you, we will confirm the actual total fee payable while explaining 'Information of our services' and 'Data Privacy Statement' during our first meeting.
